Fosslands Farm Management Company Limited is a non-profit making, private company, registered at Companies House, and wholly owned by the residents of the Fosslands estate within Earswick village. Each household has one share in the company; there are 125 shares in total.
 
The Management Company is primarily responsible for keeping in good order and condition all private amenity areas on the estate, most notably the village green, the two grassed areas of land at the front of the estate adjoining Strensall Road and the two passageways linking Whitelands to Lockhouse Lane and from the village green to the village hall.
 
Maintenance of this land involves carrying out all necessary inspections, mowing of the grassed areas, trimming, pruning, repair and replacement of trees and bushes and ,of course maintenance of the Maypole.
 
The Management Company is also required by law to arrange Public Liability Insurance in relation to the Amenity Areas, for the auditing of accounts and for the provision of other regulatory returns to Companies House.
 
All households (regardless of when the property was purchased) have a legal obligation to pay the Management Company their proportion of the maintenance expenses. This is calculated at 1/125th share per household.
 
This Deed of Covenant is included in each resident’s Property Transfer details.
 
The Maintenance charge for 2009-2010 is £125 per household.

Fosslands Update January 2010

During the winter months the main area of activity is concentrated on tidying up the trees and shrubs around the estate. This work is already in progress and you should be able to notice a vast improvement particularly at the front of the estate and around the village green.

Trimming and pruning of the bushes and shrubs along the two passageways will take place in February.

Unaudited financial accounts for the year 2008-2009 are now available and if any Fosslands resident would like a full copy could you please contact either Derek or Phil. 

The accounts show a deficit on ordinary activities for the year of £315.

This is due to the year end being extended from April to June and an exceptional provision made in the accounts for a debt of £5,318.75 as a result of a claim from the previous Landscape contractor, which we are contesting.   

Due to the change in the year end the next payment of the Maintenance Charge will not now be due until the 1st July 2010 as opposed to the 1st May 2010.

We are currently seeking tenders for both the Managing Agents and Landscape Gardeners contracts for the year 2010-2011. When we have received these we will be able to determine the proposed level of Maintenance Charge for the coming year. 

These costs will be put to an Annual General Meeting of all residents sometime in April to agree and finalise the Charge for 2010-2011.
